What is a gas safety certificate (CP12)?
A gas safety certificate — officially called a Gas Safety Record, and still widely known as a CP12 — is the document confirming that your gas appliances, flues and pipework have been inspected by a Gas Safe registered engineer and are safe to use.
Who needs a gas safety certificate?
Landlords are legally required to have one for each rental property. Homeowners aren't required to by law, but many arrange one for peace of mind, or when buying or selling a property. Some home insurance policies may also expect your gas appliances to be checked and certified — it's worth reading the terms and conditions of your policy to be sure.
How often is a gas safety certificate needed?
For landlords it's a legal requirement every 12 months. For homeowners, an annual check alongside your boiler service is good practice.
Can I renew my gas safety record early?
Yes — you can have it done up to 8 weeks (2 months) before your current record runs out, and the new expiry date still runs a full 12 months from the original expiry, not from the day we visit. So you can renew early for convenience without losing any time on your cycle.
What's checked during the inspection?
We check your gas appliances, flues, pipework and ventilation, test for gas tightness, and confirm everything is operating safely — reporting any issues we find.
