How much does a landlord gas safety certificate
cost in London?
The price depends on what is in the property and where it is, and it should be confirmed before anyone comes out, not worked out on the doorstep.
A landlord gas safety inspection with us is approximately £100, depending on the appliances and some other variables, and we confirm the price when you book so there is nothing to discuss on the day. That covers the inspection of the gas appliances the landlord provides, the flues, the pipework, a tightness test at the meter, a check that the carbon monoxide alarm is fitted and working, and the digital Gas Safety Record (the document most people still call a CP12), which we send the same day so it can go straight to the tenant and into your records.
Every property is different, so treat the figure as a guide. The things that move it are below.
What moves
the price
The biggest one is the number of gas appliances. A flat with a combi boiler and a gas hob is the common case and sits at the guide price. Add a gas cooker, a second boiler or a gas fire and there is more to inspect and record, and a gas fire in particular takes longer because the flue and the spillage test have to be done properly, so the price goes up with it.
Location is the second. The price takes account of where the property is and what the parking is like there, as anyone who owns a flat in a controlled parking zone will already know, and we tell you which it is when you give us the postcode.
The third is whether the inspection is combined with a boiler service. An inspection and a service are two different things (the difference is explained here), and doing both in one visit means one set of access arrangements with the tenant and one journey, which is why most of our landlords book them together. A portfolio of properties inspected on the same day is priced the same way. We also look after managing agents and landlords with portfolios of properties across Harrow, Wembley, Southall, Hayes, Ealing, Uxbridge and central London, and other areas.
Urgency can move it as well. If the previous record has already expired and the tenant is moving in on Friday, we will try to fit it in, and if a short-notice visit changes the price we say so when you call, not on the day.
The three questions to ask before you
book anyone
Advertised prices for gas safety certificates vary a great deal across London, and the number on its own does not tell you what you are getting. Three questions sort most of it out: how many appliances does the price include, and what does each extra one cost; is it an inspection only, or is a boiler service included; and when will the record actually be issued. Some prices you will see cover one appliance, with the hob added on top, and some are for the paperwork only with the boiler untouched. There is nothing wrong with either as long as you know which one you are buying.
The fourth question, and the one that matters most, is whether the engineer is Gas Safe registered for the work. You can check any engineer's registration number at https://www.gassaferegister.co.uk before they arrive, and it takes less than a minute.
What happens if
something fails
An inspection is a check, so sometimes it finds something. A defect is classed as Immediately Dangerous, At Risk or Not to Current Standards, and the record says which. If an appliance is Immediately Dangerous we have to make it safe there and then, which usually means disconnecting it with your permission and labelling it, and the record shows what was found and what needs doing. The inspection price covers the finding and the record; any repair is quoted separately and you decide whether we do it, so you are never paying for remedial work you did not agree to.
"Great service, professional and efficient. Serviced several Baxi boilers and Gas safe certs for us in the Stanwell area. Recommended."
"DGN Gas installed a new Baxi Boiler for me in February 2021, they have serviced and carried out the landlord gas safety inspections ever since. Excellent professional service."
The short version
Approximately £100 for a landlord gas safety inspection with us in London, depending on the appliances and some other variables, confirmed before we book. The number of appliances, the location, whether a service is done at the same time and how urgent it is are what move it. Ask any engineer how many appliances are included, whether a service is part of it, when the record is issued, and check their Gas Safe registration first.
